Listing agent & Sellers aka (Buyers) agent, there is a difference!

This post is for clarification, I would hope all Buyers are educating themselves but I wonder..

Perhaps it is like beating your head against the wall over and over thinking it won't hurt each time, or the same song playing over and over in your head but not fully comprehending the words. 

 

A Listing agent is the real estate representative that has the best interest of the Seller in mind. They are negotiating for top dollar for the Seller. If you think calling the Listing agent to show you their listing is going to save you money think again.They are not going to have your best interest in mind. The commission has already been negotiated between the Listing agent and Seller. It is in a contract, to list the house. So thinking that the Seller will take that off the price is wishful thinking. The commission is split between the Listing broker and the Selling broker. In the state of Washington the Seller pays the commission so it would be in your best interest to have a separate agent to represent you as a Buyer. 

 

 

A Selling agent or what I like to say, a Buyers agent will represent you and your best interests. They will negotiate the best price and terms and will walk you through all the details of the transaction. Making sure you understand each point of the transaction. There are many steps to closing on your new home, having someone who is looking out for You is most important!

 

So tell me why wouldn't you have a Buyer's agent represent YOU

In my experience, I've had some buyers prefer to work through the listing agent, as they seem to think that by doing this the agent will be in a position to get them a better deal.

I don't think consumers understand the difference or think they're going to save themselves something by going through the listing agent.  Nice icon BTW.
