Home prices in San Antonio have remained fairly stable when compared to many other cities in the nation. Of course, real estate is a very local commodity. As one compares asking price and actual selling price, the more local the comparison, the better.

When I make pricing recommendations for buyers or sellers, I want the homes closest to the target in the comparison pool.Doing a comparison in the Vineyard, to take a home on Brookwood Forest (Sienna Woods) and make a pricing comparison to homes on Cabernet (Tuscany Hills), or Vienna (The Renaissance) would be ridiculous.

Another pricing principal I use is time. A few years back, one could use sales of up to six (6) months ago. Now, I use sales from the past three (3) months, if available.  Consider the following as you evaluate asked and offered prices:

  1. No two houses are exactly the same, even if they have the same floor plan.
  2. Sales results get you in the neighborhood of market prices, or stated differently, what are buyers willing to pay for houses in this area? But each sales stands on its own.
  3. Motivation is the silent ingredient of any sale, for both the buyer and the seller. How motivated are the parties to coming to an agreement?
  4. If the buyer places a higher value on the property than the seller, the property will not be sold.
  5. If buyers place a higher value on the property than sellers, multiple offers will likely result and a sales price higher than the asking price will likely be the result.
  6. There are more homes available in San Antonio than buyers, so buyers have some leverage in price negotiations where sellers need to move on. That does not mean that every seller will be bullied into accepting an unreasonable offer.
