Braemar Property Values: Courtyard Series (November-December 2009)

Bramear Property Values are in for the months of November and December 2009 for the Courtyard Series homes.  What's a Courtyard home?  A Courtyard homes is one with nearly a zero lot line.  They are five to a pipe stem, fully detached homes and have two car garges.  Often referred to as "executive" homes, as they are ideal for folks that have no time, or want, for yardwork.    Courtyard homes come in three models:  Arlington, Clarendon and Ballston. 

The Braemar Property Values for Courtyard homes are calculated by averaging the sales within the last two months. In the months of November and December, only one Courtyard home sold.  An Arlington model.  The numbers from that sale will be the average for this Courtyard Series report.

The average sales is price is up over 1.5% since last report, and stands at $315,000.  Year over year, that's more than an 8.5% market value increase in twelve months!

If you are thinking of selling your Braemar Courtyard home, you can expect to have your home under contract, if priced to current market conditions, in a little more than five weeks time.  You can also expect that, as buyers compete for the limited amount of inventory on the market, that you may not be asked to help a buyer pay for their closing costs. This has been a great side effect for sellers of the competitive situation buyers are finding themselve in.

In Sacramento, we call these patio homes or homes with zero lot lines. It gives a buyers a lot more home for the money, but the one thing they do give is up the yard. However, lots of buyers, especially first-time home buyers, don't want to spend time on yard work, so not having a big yard is a huge plus for them.

Elizabeth:  These are great homes for someone who wants more space than a townhouse, but not more yard responsibility.

Liz:  If they are priced to current market conditions that is true.  If they over price, they will linger on the market as any over priced home would.

That's a home for me. No yardwork? I'm there! Actually, I live in a townhouse and our HOA fees cover landscaping.........thank.........God! I like to plant but mowing the lawn and shoveling the snow is not for me!
