2010 - CHALLENGES THAT FACE US

        So here we are in not only a new year, a new decade as well.  Challenges face us all, given our recent history.  How are we to deal with them?  What are we to do?

        Well, not sure what your plan is, however mine is to get going!  As a matter of fact, I already have.  Set goals and objectives for the new year.  Reviewed my business plan (you do have one don't you?) and promised myself to try and keep on track.  Also, some other areas need to be addressed in the coming year.

        We must all stop whining.  Too much of it on TV with folks complaining about the economy and home prices.  Stop already!!  We find ourselves in a tight spot and now must work our way out of it.  Whining does not help.  Some might quip, "If life is a bowl of cherries, why am I down in the pits?"

        We all know when we ar presented with lemons, we are to make lemonade.  So very true with real estate.  A recent survey showed curb appeal is the best way to spruce up a home's value.  So let's get crackin' and tell our clients.  If the house looks yucky from the curb, it needs to be dealt with.

        We need to be more honest with our clients.  Some of them have no idea about interior design, color schemes, etc., no matter how much HGTV they watch.  We must have the courage and sensitive technique to get them to paint over the garish colors and remove the clutter.

        Painting is the least expensive home improvement.  We need to share this with our clients to put that fresh look on their property. 

        De-clutter a home for max impact and appeal.  We all have our personal collections, whatever they may be.  Beer mugs, coffee cups, art, photography, etc, etc, etc.  It is our nest and we can do what we want.  However, when our clients want us to market their home for sale, we must get them to put their "stuff" away so Mr. and Mrs. Everyone can imagine themselves in the space.  It also makes it look bigger!

        We need to tell the truth about Fair Market Value (FMV).  The FMV in nearly every market has changed from what it was two or three years ago.  We need to have the courage to explain to our customers and clients this fact.  There are still too many expired listings because folks have priced their property at an unreachable level in the current market. 

        We need to be more professional.  Yes, I know this is an old one and most of us tire of hearing.  It is the truth.  We need to work smarter, not harder.  This means being more professional.  More classes and learning new techniques and approaches to our challenges in the current market.

        Well, not sure how ya'll feel after reading this missive, however it makes me want to get out there and accept the 2010 challenges in real estate.  How about you?!?

Dominick:  Got to agree with you totally on this one!  The whining only aggrevates a bad situation and makes it worse.  Gets us down mentally and causes fatigue of the spirit.  The negativity has to stop.  Sounds like you're determined to make '2010' a great year ... and I'm going to try to match you!
