Princeville Kauai condo (and house) update for the week of Dec 27th to Jan 2nd

May 2010 bring you much happiness, health, prosperity, fun and lots of love - and a little bit of real estate if that is on your "to do" list this year. 2009 provided plenty of opportunity for buyers looking for great investment opportunities and I don't think it's over yet. On an annual basis, 2009 only fell behind 2008 sales by 14% going from 588 total sales in 08 to 500 sales for 09. Looking ahead, in Jan 09 there were 20 sales, down considerably from 08 when there were 50 sales. Let's see what Jan 2010 can produce as set off on a new decade. Theres 3 condos and 1 house that went into escrow this past week, but since the three condo escrows are all short sales, it's doubtful they'll close in time to be counted for this month. There is only one new listing this past week, which is Ka'iulani 2, purchased for $1,621,790 in 10/07 and listed for $1.590M. Ali'i Kai 5201 came back on the market after expiring while listed for $599K. This unit last sold for $875K in 8/05 and has been listed for over 1000 days.

Three short sales went into escrow, two of which are agent owned Nihilani units. Sandpiper 134, which sold for $485K in 7/05 and is listed for $209K along with Nihilani units 27B and 32A all went into escrow. 27B sold for $682,180 in 10/06 and is listed for $349K and 32A sold for $985K in 3/06 and is listed for $499K.

Several units expired at year's end. Ka'iulani 74, purchased for $898,250 in 4/07 expired after 165 days listed at $979K. Emmalani Court 422 expired after 804 market days listed at $450K. This unit sold for $365K in 9/09. Ali'i Kai 7202 was on the market 175 days before expiring while listed at $499K. This agent owned unit was purchased for $115K in 1/88. Ali'i Kai 1202 was on the market for 100 days when it expired. This unit sold for $135K in 6/89 and was listed for $550K. Ali'i Kai 4104 was listed for $875K and sold for $950K in 8/05 when it expired after 548 days on the market. Agent owned Pu'u Po'a 114, which last sold for $1.4M in 3/05 expired after 722 market days listed at $1.425M.

Puamana 21B, purchased as a leasehold unit in 4/99 for $70K and converted to fee simple in 2000 for $35,700 was withdrawn from the market listed at $599K. Ali'i Kai 5202 was also withdrawn after 70 market days listed at $874K. This unit sold for $405K in 7/03.

Villas on the Prince 30 is the only price increase this week, going from $569,850 to $679K. This unit sold for $565K in 3/04. Ka'iulani 61, purchased for $856,400 in 6/08 went from $975K to $895K. Pali Ke Kua 130, an agent owned leasehold unit purchased for $429K in 3/06 went from $449K to $399K. Plantation 1421 which last sold for $536,066 in 2/06, was reduced from $579K to $559K. Our final reduction is Nihlani 23B, which sold for $685,160 in 11/06. This unit made a token reduction going from $575K to $573,500. Now on to your Princeville Home update:
