Common sense tell us that we should spruce up our home prior to putting it on the market, but more than a few will give it no more then a quick pick me for the agent.
There are 3 important areas in which you should keep in mind when readying your house for selling:
- De-cluttering
- De-personalizing
- Curb appeal
Now is the time to go through everyroom in your house and do a GOOD Spring cleaning. Gather up things you no longer use and is taking up space and store, sell or otherwise get rid of the stuff. Things tend to accumulate over time and we don't realize how much stuff we have until we seriously start going through things.
Getting rid of things also helps to open up rooms making them appear larger.
This is also a good time to touch up old paint or repaint all together. Use neutral colors when making color choice, these tend to me the most popular and the easist to cover should the new owners decide to redecorate themselves.
De-personalize: put away those personal items that say I belong in this house. For whatever reason you no longer want to live there, and now someone else must see themselves here. When they first walk in the door, they need to see themselves living there not you.
Curb Appeal: since essentially this is where the viewing
of the home begins, this is also where you should start as well. Nice clean lines in your landscaping to make it inviting. Try and look at it from the buyers point of view. Step outside your door and imagine what it is that you would like to see if you were purchasing the home yourself.
There are many things you can do to create that curb appeal:
- Pressure wash the outside
- Replace, repaint, or restain the front door giving it a fresh look.
- Install outdoor lighting
- Replace damaged siding, among other things.
Some you can do yourself, other items you may want to hire a professional to have them done.
You essentially want your house shining at it's best, and looking tip top to get that first GREAT impretion
