Nonsense right? So why do we listen to either the naysayers or for that manner the perenially pollyannish among us (aka NAR) about when it is the right time to buy or not buy in a particular market?

The fact is, depending on your OWN individual circumstances it could be a GREAT time to buy OR a TERRIBLE time to buy. The answer is it all depends. On your finances, the purchase price, the local economic outlook, qualifying, how long you plan to stay in the house, etc. Work with your local REALTOR for assistance.

Don't look to angry cookies!!

LOVE the cookie, Gary! I'd eat it anyway -- beauty and yumminess are in the eye of the beholder. As to your point, I couldn't agree with you more. I bought my first house at the age of 24 because I was told it was a good idea...and it would have been if interest rates hadn't been at 11+%, if I hadn't just started my career with student loans to pay off, and if I had stayed put for at least 5 years. I like your edible answer!  Why should we look to something that will be reduced to crumbs or be eaten up in a bite or two!  Equating the naysayers to a cookie shows the simplicity and absurdness of it all doesn't it?

If one of my cookies turned out like that...I'd stop dead in my tracks.  But, I love the article.  Fortune cookies, chocolate chip cookies, black cats, walking under ladders....whatever.  Let's get this economy back on track.  Make a Realtor your best friend whether you are buying or selling now.  You need a good lender, a good accountant, a good hairdresser, definitely a good lawyer...and keep the realtor in case you need one!  You never know!!

Gary, I'm going to inspect all cookies before I eat them...I would hate to devour a face like that and not even see it.
