Cambrian Area

The Cambrian Area is a good example of how diverse an area is within a certain mls real estate area. This is area 14 on the mls and it runs between Almaden Expressway and the 880 freeway on the east and west, and between Curtner and Blossom Hill Rd north and south (approx 4 to 4.5 square miles).  The school districts are Cambrian School District, Union School District, and San Jose Unified School District.

As a Cambrian Realtor I know that many of the homes in the San Jose Unified School District take longer to sell than the homes in the Union School District. Specifically my buyers are searching for homes in the Leigh High School District and the Union Middle School District with Union Middle and Carlton, Noddin, or Alta Vista Elementary.  Cambrian area Homebuyers with school aged children like the small school districts with high expectations from their students.  The Union School District has  good reputation for achieving high API scores from their students. The Union schools are located in a small area close to Los Gatos border with many of these homes south of the 85 freeway. 

The Real Estate market is healthy in this particular area of Cambrian Park with inventory moving usually in 30 days or less.  The area in the school district with Willow Glen and Branham and other Cambrian schools are taking a bit longer to sell. Schools make a big difference within an area like Cambrian.

Daniel - You have anyone looking for a 4 bdr in willow glen?  Beautiful newly constructed house built by summerhill.  Guy has to sell it and is going to take the best offer... maybe you can buy it?

Jim's right.

There is a strong correlation between home values and school districts. The areas with excellent schools are in great demand and selling.  In fact, some areas of Cupertino have appreciated even in this sluggish real estate market plagued by foreclosures and negative press coverage.

Sales in Cupertino, Sunnyvale, Saratoga, Los Gatos are doing well in large part to their respective school districts.  Students API score accoring to the Santa Clara County of Education gives high marks to these and other top schools. As a result, parents want to get their children into the school district.

Low performing schools are in areas where the sales may be lagging. Of course, I am speaking in general terms and there are likely to be exceptions in the Bay Area where you'll find lagging home sales and good schools.  But for the most part, top schools ensure that your values stay higher than other areas.

Buyers already undersatnd this but the challenge is this:  A buyer who wants a good deal on a Bank owned or a reduced priced home but still wants decent schools. Sometimes you can't have both.  I laughed when I received a call from a person looking for a bank repo deal in Los Gatos.  I told him that if you find it to call me and all my Realtor buddys.
