Winter Time Is Upon Us

By

As we all know winter has hit with a vengeance.  Even as far as south Florida people are complaining about how cold it is.  Yet, wait a minute, winter comes every year and yet we are surprised when it gets here.  Sure some winters are colder, some are longer but it will be here so why not be prepared and have the simple things done such as.

Make sure your Propane or Oil tank it full

Make sure you have firewood cut and stacked

Emergency supplies on hand such as batteries, flashlights, water and canned goods

Have a battery powered weather radio

Keep the cars fully gassed up

Do you have a generator if so is it ready to start and full of gas with a back up gas can ready and easy accessible. (not at the barn a mile away in 6 feet of snow)

Extra battery for your cell phone charged up and ready to go

Did you do the things your home needs to have done such as:

Disconnect water hoses from their faucets

Check heat tape and pipes for proper function and insulation

Make sure well pumps and bladders are well insulated and have a light. Remember insulation is only resistance to heat transfer several cold days and the pipes will freeze no matter how good they are insulated.

Do you have a neighbor hood watch program to help keep an eye on the elderly who might need extra help.

So having said all the above then why do sellers not have their homes ready to sell as they only have one chance to make a first impression.  After all they did put the home on the market with the intent of selling it.  I shall blog later this week on common but easily fixable problems that I find when doing a home inspection.

All of the things you suggest make even more sense the farther north you live.  I live in IN where the winters are cold but no where near as cold as in MN.  Of course I'd prefer to have the weather nice all year.  Charlie Gantz, Greenwood, IN; J.D., M.B.A.; Owner/Principal Broker, Atlas Commercial Real Estate, LLC

John,

I would think by keeping the gas tank filled up you would reduce the non petroleum moisture in the gas tank.  However, the main suggestion is that you need gas in your vehicals in the event you have to leave the home and the closest gas station is closed because employees could not get to work.
