Real estate in the Danbury area is holding up much better than other parts of the country. For single families homes in towns around Candlewood Lake plus Bethel,  inventory is averaging  7.5 months at the end of December 2009. This is the lowest point it has been in  2 years.  It is also interesting to note that in January 2009, inventory did swell up to a monthly sales supply of listings for 26 months.  The median  sales price has only decreased 8.5% since December 2007, and prices have gone up for the last 3 months.

One interesting figure to point is that the current listing price for homes on the market is $375,000 whereas the average sales price is $334,000. In December 2007, the average price of a house for sale was $425,900 and the median sales price was $375,250.  I can prepare such information in your target price point or town. This information comes directly from the MLS.
