Why do HOMEOWNERS NEED HELP WITH SHORT SALES?
No homeowner set out to lose their home to the bank in the foreclosure process. Most families are devastated at the idea of foreclosure and want to do all they can to avoid it. They may not know their options or may be too embarrassed to ask for help. If options, such as loan modifications are not available to them, or if they have to move, the SUCCESSFUL Short Sale may be their best option.
Homeowners need the help of Real Estate Agents Knowledgeable in the Short Sale process because there are specific requirements that the Homeowner has to meet, to satisfy the Lender, and the Short Sale process is complicated.
What is a Short Sale?
A Short Sale occurs when a homeowner sells their home for less than they owe the Lender, but the Lender agrees to accept the Short Sale proceeds as full settlement of the debt.
Why would Lenders be willing to accept a Short Sale?
Because their loss will be less than with a foreclosure. However the Lender does require that the homeowner meets certain qualifications and can demonstrate a legitimate hardship.
If a SUCCESSFUL Short Sale occurs the homeowner leaves his home free of his mortgage debt, if this can be negotiated, and his credit and ability to purchase another home, can be restored much faster.
Sellers need to know there is another solution, other than foreclosure. They need to know there is someone who will help them.
