85% of the property we manage for others are owned by investors from a different state, so it did not surprise us when someone from the East Coast contacted the office yesterday requesting property management.  We went through the usual preliminary questioning....

  • How did you hear of us?
  • What type of property is it?
  • Is it vacant or occupied?
  • Where is it located?
  • Are you seeking full service management?
  • What are you looking to rent it for?

After learning the property was a vacant single family home, our next question was, is it ready for occupancy?  No?  No problem, we have a second company, Rice & Rice that preps our rental property with excellent carpet cleaning, appliance cleaning, and painting.  We'd be glad to service your need in that area if we take on the management.  One of the benefits of having us do the managing is the special vendor rate just for owners!  We can give you the free estimate at our first appointment!

What?  You bought it for a steal, and it needs what????

Er, Uh, no, we don't do rehab.  Once you get it up and running though, be sure to give us a call!

We've never had anyone want us to rent one THAT bad. We once showed one like it, though, for sale (no, we HADN'T previewed it, and it didn't have MLS photos). The prospective buyer said he wouldn't keep pigs in there.

Leslie- that is great, I don't think it ould be safe for a barn either...

Hopefully the land has some value.
