Open House or Leverage Listings - You Decide!

Do you remember when you first started in Real Estate ? You were excited! You were enthusiastic! You were ready to sell 1,000,000 houses your first year!

So - what happened ? Did you get discouraged ? Do you lose focus ?

Maybe you even went to another agent ( because you had no listings ) and asked them if you could do an Open House at their listing.

So you arrived, put out the signs, made some cookies and acted like it was your own listing. You were confident, you were enthusiastic and you knew that you were on the verge of something big.

Imagine now that same feeling that you had when you did your first Open House and you see a listing for $63,000,000 ( yes $63 million ) and you think " If I only had a listing like that....."

Imagine that you talk to the listing agent who lives in another state or country and he tells you - " Will you put my listing on your MLS and treat it like its yours? " Would you list it or would you walk away ?

Imagine that this same $63 Million Listing is now on your MLS and the original Listing Agent's ( this is called co-broker agreement )MLS. Another Realtor in a different state or country calls you and says " Hey -  I saw this listing that you have advertised and I have a buyer for it.

Now what - 3 Realtors and one buyer......Here's what happens

202 BIG HOUSE RD, Omaha, Nebraska ( or whatever state or country you want to put here )

      Original Listing Agent - Gets X% Commission - Your State or Country Realtor

      Promoting Agent - Gets X% Fee  ( not commission because he is not licensed in that state or country) YOU - in whatever state or country you are in.

      Buyers Agent - Gets X% Commission - Who cares what state or country-he still gets paid


Promoting Agent gets paid a Fee because he is not licensed in that state and the buyers agent deals directly with the Original Listing Agent.

Does this happen in real life ? YES - EVERYDAY! I currently have listings in other states and countries that I am the co-broker on with the original listing agent.

What does the seller think ? He looks at your website and thinks " Wow, this guy really does well, he has listings in other cities, states and countries! "

In Texas - out of Texas would be area 999 and outside of the United States is area 1000
