Buyer Consultation...do you do it every time?

Have you ever failed to connect with buyers?  Did they disappear on you after a short while? 

Do you do a structured buyer consulation prior to getting the car?  If not, you might consider a buyer consultation approach.

According to Keller Willliams University, if you don't have a buyer agency signed and do a consultative buyer appointment prior to getting into the car to show property, you have only 20% chance this prospect will ever go to closing with you!

Like asking them to get requalifiled......I fired a buyer this week.  They are approved for $130,000 but they keep asking me to show them $250,000.  I let them know very nicely that unless they could show proof of funds for the difference they were going to have to ride someone elses bus!

Unless I meet someone at new construction, I always do a proper sit down with a potential client.  Much better results that way.

I never have clients sign buyers representation until we are ready to write up an offer. I simply show my clients I'm dedicated to serve them. I do lose clients occasionally, but never to another agent. It's usually because something happens and either they don't move to my market after all, or they really aren't as qualified as they thought. After my initial visit, then I make sure they're qualified before moving on. The majority of people I show homes to end up buying, and with me as their agent.

Mike--I've been there as well.  When I reply the "mental video", I realize for whatever reason, I took a short cut and didn't give the official sit down in the office, with a buyer consultation appointment.

I believe the under lying reason, is I didn't prove my value (expertise) on the front end of the relationship.  The buyer consultation is now a standard prior to our team getting in the car.
