January is National Radon Action Month as initiated by the EPA.  Did you know that radon gas is the #2 leading cause of lung cancer in the U.S., second only to cigarette smoking?  The good news is that it is preventable by simply testing your home for the presence of radon gas.  Because it is invisible, odorless, and tasteless, we don't know when we are being exposed to it and it is usually at its highest levels in the winter due to closed windows and doors.

Attention Mesa County Residents:  Radon has been found in Mesa County!

Home radon test kits are available at the Mesa County Health Department for just $5.  Contact the Mesa County Health Deparment at 970-683-6647 or visit them online at:  www.health.mesacounty.us.  Or check with your local health department for similar tests available in your area.

Radon. I just learned of the dangers last year. I thought it wasn't here in Tn. Now I know. Our inspectors are adding this to their inspections.

Shelly this is a very important subject matter, in my market we do take it serious.  Radon test is routine when purchasing a home.

When I hear about Radon, I sometimes think it's Rayon. I know -- that's a bit of a stretch! But seriously, I don't want you to get testy over this. Radon is deadly serious in some parts of the country.

Thanks for bringing this issue to peoples attention.  With our mountains many parts of North Carolina are big on radon issues.  I think it's important to inform sellers the worthiness of having a test done when listing so they know what to expect and plan for.

I am surprised to read here that some agents do not encourage radon testing. It is absolutely critical. All of my clients have a radon test. And, if the results are high, the seller needs to put in mitigation system.

I have never heard of a $5 radon test - that is a bargain (if it is really reliable.)

Hi Shelly - We have lots of radon in Maine.  So testing is becoming much more common.  I advise all my buyers to include a radon test - even if they don't care, it will be an issue when they sell.  Like Lenn said, it is relatively inexpensive to test & remediate.

The EPA site says that all homes should be tested regardless of Zone. It is not a lender required test so many buyers opt out. Agents need to recommend it every time.

At least 5 and probably more of my transactions last year entailed a radon mitigation system. With the links to cancer it is an important test to encourage buyers to have, or even sellers who can take care of it before the house goes on the market.

Shelly, thanks!  I didn't know about this.  Radon is sorta nasty, but it's so easy to get rid of.  I almost always recommend that my buyers get their new home tested.

There is Radon in pockets here near Raleigh as well.  I advise all of my clients to test for it.  The house next door may not have a problem, but the one you have fallen in love with may very well.  I would strongly advise anyone doing a home test kit that indicates Radon is present to have a professional out to double check.  Its not worth it to risk your health or that of your family.  Especially since the problem can be mitigated in most cases.

Hi Shelly from just up the road here in Montrose. I have had 3 homes in the last year that I have sold to buyers that have had to have radon mitigation done to them, one of those sales was just last week. There are many people out there that do not know waht Radon is.

I've never seen a radon test here come in at 0 without remediation (I'd love to know if others have had that happen in metro Denver), and considering the fact that 'no' level of radon is actually 'safe', I advise people to either test for radon, or save the testing fee and just have the remediation system installed. You hear that 30+% of homes here 'have radon', but that's actually the number that test above 4. I think they virtually all 'have radon'.
