Show off those Hardwood floors!

Home Stager with Judy Heinrich Home Staging

I just visited a home this afternoon in advance of staging it next week.  These homeowners are great!  They're all on board with removing wallpaper and painting and removing carpet where there's hardwood floors.  I snapped a few photos for my before shots. 

Here's a picture of the master bedroom - notice the floor (and the very worn and dated carpet)

Now, to my great surprise... I opened up my email not more than a couple hours later and look what I found!

I think I'm gonna love working with these folks!  This is just another example of how much more value a homeowner can add to his home when selling with a little sweat equity! Let's hope they take my advice on the bedding as well :)

Judy, I love hardwood floors, over any other kind of floor.  They add such character to a room.  We just re-did the floor in my home office. Unfortunately I have an old kitty who has forgotten how to use the litter box and uses the floor in my office (I know, its gross), so my alternative to wood is wood looking vinyl.  It doesnt have the same feel but has the same look, so will do till the kitty crosses the rainbow bridge!

I love unraveling old hardwood floors. My mom moved into a home that had hardwood under the carpet. When we took out the carpet, the floors were in really rough shape. We ended up sanding and refinishing them ourselves. I will never do that again myself. But at the same time, it was oh so worth it.

It's great when they get motivated because they are then game for all the necessary changes. That could very well include the bedding.

Such an improvement. I think hardwood flooring is so much cleaner than carpeting. I just think about all the allergens, the older the carpet, the more "stuff" in it. Yuck.

It's interesting....

in my design training I have learned that with area rugs on hardwood, you could use them up to 18" away from the wall. I don't really like this rule...I think it covers up the beauty of the hardwood.

Send out the after pic's when it's completed!

If only all of our clients were like this! Hardwood floors are a must now in my market. The only carpet that is being put into homes now a days is Berber.
