Coeur d'Alene is a world class resort community on the north shore of 25 mile long Coeur d'Alene Lake.  Coeur d'Alene Lake has over 100 miles of shoreline and a wide variety of waterfront properties running the gamut from float houses to world-class waterfront estates.   

Coeur d'alene lake home for saleIt's that time of year we like to take a look at the final statistics for home sales for the previous year.  This report deals specifically with single family waterfront homes for sale on beautiful Coeur d'Alene Lake in 2009.

ACTIVE AS OF 12/31/2009
A search of the Coeur d'Alene MLS shows that as of December 31, 2009, there were 47 waterfront homes for sale on Coeur d'Alene LakeThis inventory is less than half the number that were for sale in August, when the total number of waterfront homes for sale stood at 98.  The active listings range in price from $279,000 to $7,500,000, with an average price of $1,531,746.  The list price per square foot ranges from $188.53 to $1,169.57 with an average of $508.07Total square feet range from 470 to 9,736 with an average of 3,073.

There were no sales pending at the end of the year.

For Coeur d'Alene Lake waterfront homes sold in 2009, the count stands at just 7.  The final listing price to sales price ratios range from 71% on the low end to 88% on the high end with an average of 82%.  These list to sales price ratios reflect the final listing price prior to sale, which in many cases was already substantially reduced!

Yes, this is a great time to get a deal of a lifetime on a Coeur d'Alene Lake waterfront home! 

The sold prices range from $340,000 to $6,750,000.  Sold price per square foot ranges from $175.62 to  $519.23 with an average of $299.14.  I had the pleasure of representing the buyers on the $340,000 purchase of a fabulous vacation home at a fire sale price. 

There were 52 Coeur d'Alene Lake waterfront homes that Expired without selling in 2009.  Additionally, there were 21 listings that were Canceled and 6 were Withdrawn.
