PET PEEVE: Out of Area Agents with Out of Area Lock Boxes

In the Hemet - San Jacinto, CA Valley we have been hit hard, as a community, with more than our fair share of foreclosures and bank owned (REO) homes for sale in our little neck of the woods known as the Inland Empire, CA.

As a small board, the Hemet San Jacinto Association of REALTORS (HSJAOR) belongs to SoCalMLS which uses the SentriLock electronic lock box system.  Every board that surrounds us uses the Supra system.  The two are not compatible.  At a cost of almost $100 per lock box and an inventory of over 20 lock boxes, I am not interested in investing into a new system.

What bothers me is when out of the area agents get listings in this market and install their Supra Lock boxes on inventory in this market - thereby locking out local agents from selling local inventory.

This is not a minor issue that happens every now and then.  Two thirds of our inventory is listed with out of town agents who do not belong to the local board and do nut use the SentriLock lock box system.

Wow that would be a mess and much un needed frustration. Cant you just join the Supra MLS and get a key?

John, that would be frustrating. I'm with Laura on this. Can you get the Supra key in addition to your Sentrilock? I believe it costs around $195 for the year.  I know the thought of spending more money isn't appealing but if your market uses both I would do both. I am a member of both of our MLS's in Atlanta. Not every agent is a member of both due to the cost, but it gives my sellers the best exposure for their homes and gives my buyers the most choices.

Yes it is a pet peeve of mine too....in fact our whole board. We just dropped one vendor because of data sharing the agents out there couldn't get in the houses.

That is what we do, get and pay for a key, just in case. Realty Estate life is not fair and often does not have a level playing field. Guess that is why it is commission driven the fastest, best prepared often get the cheese.

More opinions than you want to hear about.

Sounds like your association is the one that is out of step.  You are surrounded by the prevailing system and your association needs to consider falling in line. They can't continue to effectively say, "It's not me, it's the world."  They could probably make a deal with Supra for an even exchange of their current boxes for the ones everyone else uses.

Yes I could for another $60 a month or so - I have to join an outside board as MLS only - why to do business in MY LOCAL MARKET.

Thats like making your kids learn Spanish to attend a public school...not going to happen on my watch.

John, It's not allowed "legal" in our area. All boxes must be the same "Sentrilock".  I believe we have a reciprocal agreement with one MLS near us, where we can get a "key" for viewing their listings. But that's such a hassel IMHO.

Again, if I wanted to do business in thneir market - I would join and pay - but why do I have to pay an outsider to do local business?

I suppose it would be good if we were all on the same system - but I don't see this happening.  The SentriLock has a DayCode feature - I can grant access to anyone - Supra is "tough luck"

You are right on many levels - I guess I just feel protective of my local market and do not like to play the games.  I was just received my production award for 2009 - I am in the top 5% of my board - so this mouse moves pretty quickly.

I understand that we could change - it is not a problem with the rest of the world - it's if they come to my market they should respect the local customs - just like I would if I cam to your neighborhood.

At the least, if they do that they should put a regular lockbox on as well.  We have a problem here.  Most of the Westside agents show their own houses, we don't generally use lockboxes.  The Valley agents mostly do and they are are supra.  But they are aware of that and often do put on two kinds of boxes because they know they could lose business.  If those agents are doing that down there make them come and show the listings.

The problem is getting ahold of the listing agents - you know what a b ad rap REO Agents have - I may be the exception, but most are still very difficult to get a hold of.

I think agents feel smug, because no one knows how to get ahold of the actuall seller - unlike a more typical listing scenario.

I myself use a combo and a SentriLock.  Recently, I have been instructing outside agents to our local board to get their own key and have not been providing the codes - especially on properties I want to keep local.

John I am in your area and am very frustrated with this too.  They could leave a combo box also and just have us call for the combo so they can keep track of who is going in and out of their listings.  I have called and asked if there was a way to show their listings and they are usually very rude and tell me no if I want to show their listing I have to join their MLS. 

Now that's looking out for the sellers best interest.  How would the banks feel if they knew the property wasn't available to the agents that are going to show it the most?

That's rough.  Supra and SentriLock have both tried to come into the Denver area.  It still has not happened.  We haven't had any problems with the combo locks, so why go to a system that costs more money and is a little more inconvenient for those that do not have the right key?  I feel your frustration, John.

Hi John, my name is Bill Love, and I am the sales representative for Supra in CA.  Hemet has a unique and difficult keybox situation as you mention.  The challenge is that Hemet is between SoCal/MRMLS in the greater LA area which use the Supra system, and Sandicor in the San Diego area that uses SentriLock.  I have had several meetings with your association leadership in Hemet to discuss solutions, however they have elected to stay with SentriLock.  Feel free to contact me if you would like to discuss further.  Now that Hemet is part of the CARETS organization which is exclusively Supra at this time, I believe Hemet will continue to see more Supra key users showing in your area.
