For the period of January-December 2009 there were 132 homes sold with an average list price of $425,331, average sales price of $397,850 and a median sales price of $332,000.

The average sold price to list price ratio for January-December 2008 was 94.30% and for January-December 2009 was 92.67%.

The average days on market for January-December 2008 was 112 days and for January-December 2009 it was 96 days.

In reviewing this comparison of year to year market data for Branford CT there has been a moderate decrease in the number of homes sold along with a decrease in the average sales price.  The average days on market for homes sold this year has declined from the previous year.  While the average sales price has continued to decline year over year there are signs that the Branford real estate market is beginning to stabilize with similar trends appearing in other areas along the shoreline.

Donna, I have pretty much the same stats up here. Although I have to say January might have brought colder weather, it has brought a better market place. All of a sudden we see much more activity, which is a great thing!

Donna, even though there was a decrease, the figure is still very close.  Let's hope for a turn in the other direction next month.
