Princeville Kauai condo (and house) update for the week of Jan 3rd to 9th

It's been hard to concentrate on the computer since every time I look up there is yet another monster wave bigger than the one before. This weekend was the 4th or 5th time we've had a swell bringing these huge waves and I have to say, I'm getting pleasantly spoiled. Since I'm up here on the the bluff at the Cliffs condos, I'm accustomed to looking out on the ocean and even manage to occasionally look up just in time to see a whale spout, or a tail slap as I work. I'm still not used to seeing breaking waves as my building sits back a bit from the bluff but it's happenning with such regularity, I'm quickly becoming accustomed to it. One of the Honolulu newscasters was saying that they usually have 4 sets of huge waves a season and they're already up to 5. I say bring it on. It's truly an awesome site. Take a look:

First up on new listings is Villas on the Prince 9 which last sold for $570K in 10/03 and is now listed for $814K. Hale Honu 2A is a FNMA bank REO listed for $234,900. It was purchased for $155K in 5/02 and taken by the bank on 10/09. I guess people kept refinancing as values went up. Prior to the bank REO, 2A was listed from 1/05 to 5/05 for $449K. Another Hale Honu, 9B, is back on the market this week listed at $324K. It also shows under the price change portion of this update having been reduced from $350K to $324K in the first week. Purchased in 4/04 for $355K this agent owned unit was previously listed from 4/08 to 4/09 starting at $450K and reducing to $350K when it expired. Puamana 17A is also returning to the market, having been previously listed from 7/08 to 12/08 starting at $459K and reducing to $435K before it was withdrawn, only to be relisted from 12/08 to 12/09 during which time it went from $435K to $367,500. It is back on the market at that price and was purchased for $320K in 3/04.

Three units are back on the market after expiring. Sandpiper 111, listed at $275K, last sold for $215K in 2/03. Ali'i Kai 7202, an agent owned unit purchased for $115K in 1/88 is an ocean view unit very attractively priced at $499K. Also returning to the market is Ali'i Kai 4104, another ocean view unit purchased for $950K in 8/05 and listed for $875K.

Sandpiper 217 went into escrow this week listed at $354K. Purchased in 2/04 for $310K this extensively remodeled unit started out at $399,900. It's probably one of the nicest Sandpipers in the complex.

Ka'iulani 39 closed for a mere $1.040M after selling for $1,503,600 from the developer in 3/07. It was listed as a "possible short sale" and started out at $1.761M before dropping to $1.250M. Pali Ke Kua 105 also sold for less than it was purchased for in 8/07 which was $795K. It originally came on the market 567 days ago at $1.1M working its way down to $743K, closing for $710K. This unit has the coveted Bali Hai / Hanalei Bay view.

Puamana 11B expired after 184 market days listed at $375K. This unit sold for $445,500 in 9/07. Also coming off the market were Ka'iulani 40, listed for $1.825M and Villas of Kamali'i 29, listed for $839K. Ka'iulani sold for $1,772,090 from the developer in 2/07 and Kamali'i went for $750K in 6/05.

There are only two price changes one of which, Hale Honu 9B, was mentioned under new listings. The other price change is the bank REO Ali'i Kai 5301, which went from $544,900 to $530,900. This unit sold for $977K in 4/07 and represents a great opportunity at a top floor, end, ocean view unit. Now on to your Princeville home update:

The one new listing, 4064 Kaahu'manu has probably been on the market longer than any other house that I'm aware of in Princeville. Purchased in 11/93 for $340K this house, which is on the golf course (the good news) on the very end of Kaa'humana which backs up to the busy main road Ka Haku (the bad news) started out listed for $495K in 1/01 to 12/01. It was back on the market from 2/03 to 4/03 for $580K. It next came on the market in 4/05 to 11/05 listed at $1.2M and dropping to $998K. It was relisted from 11/05 to 8/08 during which time it was priced at a high of $1.165M and a low of $769K. It was most recently listed from 1/09 to 12/09 going from $770K to $689K. This is a short sale which apparently had a buyer lined up at a bank approved price of $500K but for whatever reason, the buyer decided not to wait for the approval. The offer that was accepted may be transferable with a new offer at same price according to the agent.

I hate to say it, but some of us think it's been a little cold here too.  Down in the low 60's to high 50's at night!  It's an easy time of the year to tell the visitors from locals.  One is in tank tops and shorts and the other is in jeans and a T shirt.  Enjoy your snow.
