Spring Is Coming!!! Get Ready for Open House!

Open HouseSpring is coming!!!  Get ready for open house! There has always been an ongoing discussion among realtors about the good of doing open houses, at least here in southwest Missouri. 

The first thing to do in preparing for an open house is decide the big WHY!!! 

The first and most obvious reason is to SELL the house.  If this is the main reason in your mind for doing an open house then you will probably be in the group against open houses. 

Another reason often given for doing an open house is 'Because the seller wants me to'.  Again, not a good reason. 

If the home is located in an area that is hard to find or out in the country, there will not be a lot of traffic through the house.  The agent will have spent a lot of time getting ready and the seller will have been inconvenienced. 

The answer to this is to have an open house in the same price range located in another area.  At the open house have several listings available in the same price range for potential buyers to view.  Explain to your sellers that you are having 3 or 4 or 5 houses open that day!!    

I have found especially in the spring a lot of POTENTIAL SELLERS are at open houses trying to:

                 1.  See if they can afford what they want in a new home before they sell their current home  

                 2.  Do their own market analysis to decide how much their current home will bring. 

So there are obviously 3 good reasons to have an open house: 

  1. Sell the house that day.
  2. Pick up prospective buyers for other houses.
  3. Pick up new listings.        

New agents sometimes miss the listing opportunities because they are concentrating or have tunnel vision focusing on buyers.

In a high traffic area it is often good for agents to work in pairs, especially if the house is not vacant.  That way it is easier to talk to each person and to keep a better eye on the seller's possession.

Well, Barbara, I sure got skunked today at my Open. Zero parties! The weather is a major culprit. The executrix suggested canceling but it is a new listing and all the publicity had been done. At least I didn't have to oust residents in this vacant home.

Ahhh, spring...

Irene:  I just hate it when no one comes after all the preparation.  One thing we can not control is the weather!!!  Sorry!!!  Been there, done that too.

My dad was having an open house this weekend in Omaha on his FSBO.  I thought to myself (with all the snow they have been complaining about) "you gotta be kidding me"

Thanks for the great information! I have asked about if they need to sell their home but not consistently. I will add that to my questions to ask all prospects at my open houses.

Make the Right Move!

I tell my sellers that an Open House is not part of my marketing plan. However, if they're okay with vacating the house for a couple of hours so I can collect leads I'll happily put them on the list and do the Open House. But I want my seller to understand what to expect and that the odds are extremely low.

Open Houses are very successful here for those who do it. Amazingly there are many Realtors who don't, considering it a waste of time. I have many Realtor clients who can tell you that it's not, but you also have to know how to hold a successful Open House. Too many Realtors don't bother to learn.
