In 2009, Milton saw 40 home sales. Not bad considering this small community has about 10,000 residents.

To Recap 2009 - here are the averages-

The average square footage was 1970.

The average $ per square foot was $142.39.

The average days on market was 152 days. 30% of homes sold in 0-30 days, 17.50% sold in 31-60 days, 15% sold in 61-90 days, and 37.50% took longer than 90 days to get under contract.

The average original list price was $292,641.

The average list price at contract was $272,621.

The average sold price was $263,255.

The average sale price to list price percentage was 96.56%. If homes were listed longer than 120 days the SP vs. LP percentage dropped to 93.91%.

The lowest sales price was $58,000 and the highest sales price was $479,950.
