HOW LOW CAN YOU GO?

I've been in  consistent contact with a fsbo for about a month. He's trying to sell  (unsuccessfully) on his own before having to pay the commission but wants me to keep in touch just in case he needs me. Today, he told me "you know some other agent told me they would list my house for 2%! That's low and  pretty good, don't you think.?" Desperate and unprofessional were the words that came to my mind. Can this agent really look at him or herself in the mirror?! Why not 1%? or maybe 1/2 %!? Or how about just asking for a donation? Nevertheless, I told him it may be low but that doesn't mean good because the agent's marketing efforts will be low also-2% worth. You get what you pay for, pay less-get less, pay more- get more. He said "you've got a point there", let me think about it, call me in  2 weeks ." It sounds like he's "coming around" but I don't know. We'll see..........

I have had those kind of offers before. They have no idea how the money is split or how much we really do for them.

Good luck!  FSBO's take time and patience.  They have no idea what all is involved in marketing and selling a home...let alone what to do should a contract actually come in!  The main type of buyers they attract are those who prey on their lack of education and market knowledge.  I'm sure you'll wow them with your professional knowledge and expertise!  I agree with your thinking...you get what you pay for!

Sounds like you made some good points.  You get what you pay for.  Good promotion takes time and money.

I think many of us full service Realtors go through this. If explained properly, as I believe you did - they will most likely understand the value of our services and list with you.
