Isle of Palms Home Sales Data
December 2009
Isle of Palms had 10 single family detached homes sell during December with an average sales price of $1,318,200 and median price of $1,300,000. This was a slight increase over November sales with a 79% increase in average sales price and a 152% increase in median price. The highest priced home sold for $2,360,000 and the lowest priced home sold for $527,000.
The average number of days on market was 213 which was an increase over the previous months DOM of 199. On average, homes sold for 85% of the list price. For every home sold in December, 1.8 homes were newly listed for sale. At the current rate of sale, it would take 30.3 months to deplete the home inventory; six months inventory is considered a balanced market.
Four of the homes sold on Isle of Palms in December are located in Wild Dunes. Sales for 2009 were up 61.8% over sales for 2008. Isle of Palms currently has 268 single family detached homes actively listed for sale with 24 under contract; 11 homes entered pending sales status during December.
