Daniel Island (Charleston, SC) had 11 single family detached homes sell during December with an average sales price of $556,157 and median price of $506,766. The number of homes sold in December increased over November sales with a 9.4% increase in average sales price and a 26.7% increase in median price. The average number of days on market (DOM) increased to 173 over November DOM of 98. On average, homes sold for 92% of the list price. For every home sold in November, 1.55 homes were newly listed for sale. At the current rate of sale, it would take 12.1 months to deplete the inventory of homes; six months inventory is considered a balanced market.

 

 

 

Daniel Island home sales for 2009 were down 25% over 2008 sales. Daniel Island currently has 113 single family detached homes listed for sale with an average list price of $1,098,682 and median list price of $730,000. There are 14 homes under contract and an additional 6 homes currently pending sale.  There are an additional 150 attached homes listed for sale on Daniel Island.
