The Charleston Trident Association of Realtors Multiple Listing Service reported 650 residential single family detached home sales in November. This was a 5.6% increase over October sales. Both the average sales price of $232,892 and the median price of $178,480 were less than October numbers. The average days on market (DOM) was 90 which was a slight improvement over October DOM of 99. On average, homes sold for 96% of the list price. For every home sold, 1.36 homes were newly listed for sale.

 

The increase in home sales over the past two months is attributed to the First Time Home Buyers Tax Credit.

Median price indicates the point at which half the homes sold for more and half the homes sold for less. The represents an improvement over the previous month. Month's inventory reflects the amount of time it would take to sell out of the current inventory of active, contingent, and pending property listings at the current month's rate of sale.
