Birmingham Alabama Sales Data / 12 month comparison

Birmingham real estate sales are still fairly robust but we have finally just tipped the scale backwards. In almost every MLS area, closed sales for the month of June, 2007 were fewer than June, 2006. Additionally, active listings are 2x -3x greater than a year ago...anyway, here is the data

That really doesn't look so bad, Ricky.  The List to Sold % is pretty good even in the higher priced areas.  Better than around here.

Ricky, June definitely was not a banner month...especially in comparison to June 2006.  I have noticed that some of the sales were late getting input to MLS, which improved things somewhat.  (Perhaps some folks took off for a long 4th of July holiday and forgot to change their pendings to solds!)  Looks like as of the end of June our YTD sales in comparison to 2006, were down by 90 units, according to Birmingham MLS as of today.  While not great, all things considered, that is really not too bad.  Great to have you here on AR!
