Thanks to our new MLS system, I now have access to better charts and statistical information. As a result, I've decided to begin posting some market information on a weekly basis. Every Friday, I'll compile information on the previous week's sales and post them here.
Because I do a large portion of my business in the eastern suburbs, I'll focus on the following areas: Brighton, Pittsford, Penfield, Webster, East Irondequoit, and Perinton.
Here are the statistics for this past week, as well as a chart showing the list price, sale price, and days on the market for the sold properties:
As the charts show, there were 13 single family homes that sold in Eastern Monroe County last week. The sale prices ranged from $106,000 for a small ranch in Perinton to $872,200 for a 3,600 square foot new build off of Clover Street in Brighton.
The average days on the market for the homes that sold this past week was 43. Again, the variation was large, with one home selling the day it hit the market and another taking over 4 months.
Finally, the average sale price to list price ratio was quite high at 98%. That goes along with my experience that when homes are priced right, buyers are willing to pay close to asking price! Typically, the longer a home languishes on the market, the less the seller nets in the end.
Overall, sales are beginning to pick up in the Rochester area, and I expect the Spring market to hit fairly early this year with buyers and sellers scrambling to take advantage of the tax credits. Let's see what next week brings!
