When a real estate team focuses on new construction, does that eliminate or hinder them from competing for resale properties within the marketplace?  The answer to that is a definite, unequivocal, and down right "NO" it does not.  As a matter of fact, knowing the structural systems and the working functions of a home, of any age, is essential, when one interviews to take a listing. 

How many of us have witnessed agents who are not familiar with what they are looking at when showing a property.  During a new construction showing at our inventory, one of my team members will offer to accompany the showing to make sure the home or condo is presented properly.  We can't assume that everyone is knowledgeable about new construction, and we want the deal.  There are too many agents who have not taken the time to become educated about home construction and that informational void can make or break a sale. 

There are many buyers who call on our new construction inventory but cannot wait for a home or condo to be built.  They are prime candidates for a resale property.  Our new construction makes the phone ring. Initially, the inquiry is for that new home or condo, but quite often a resale property is sold by a team member.  Our new construction inventory and knowledge of that entity has helped us to close many resale listings.  It has been responsible for many of our buyer calls, and subsequently, many of our resale home transactions.  Everyone loves to see a new home but not every buyer can own one.

Many potential buyers cannot afford new construction, but most begin their search at the top of the food chain not the bottom.  They want to see what is offered at the top of the market and they work their way down to what is realistically in their price range.  

Agents who list new homes will be the first agents exposed to those buyers. They will have to option of showing them other properties or referring them to other team members.  We like to refer them.  Our focus is to move the new homes. 

We love new construction, and I actively market for land for our builders.  When you have new homes in your inventory, you will have the greatest share of that marketplace because of open house events that are "required every weekend."  We spend the time, and we earn our money.

Rob....you're right....as with any facet of real estate, it works as well as the agent in charge.

Richard.....it's always important not to put all of your eggs in one basket....thanks...the feature was a shocker....I wasn't sure it was good enough to submit.

Tanya.....take a methods and materials course at a local college that provides a building construction program....I took all the courses....it was a great help.

James.....doing both new and resales works well.....we are always busy....

Roland....agents can work both....actually, easier than an agent who only works one.

Builders in my area usually follow the "agent must accompany buyer on first visit" practice.  Even if the buyer inquires by e-mail over the Internet, unless the first contact comes with the agent, many builders will not pay an agent, not matter how long the agent and buyer have been working together. 

Which is why, in my area, I make sure that the builders know me and know that XXXX is working with me as their agent.  It permits me to register a buyer before I can get the buyer out on a tour or risk the buyer going in without me on the spur of the moment.

A thorough knowledge in new construction sales is great background to have. And, often buyers who were considering a brand new home will switch to a resale if they find the right property. Some people are too intimidated with the process of new construction and will be more than happy if the right resale comes along to fill the need.

Lenn....are you referring to the big builders??  toll bros. and pulte???  they march to a different drummer, in my book....in 31 years, I have never shown or sold a toll house and we have them in this town....two or three subdivisions of them....they have many lawsuits....I've never been in a court room except for jury duty!!! my builders list with us and the rest is up to us, including showing instructions....we have paid co-broke agents who have never been to the property.....at closing, we make sure to tell them to do it again.....I'd rather co-broke than go-broke...agents like dealing with us....most listing agents in this area want the co-broke to show up on the first showing....not us....SORRY FOR THE MINI BLOG ANSWER.

Claudette.....many buyers and their agents are too intimidated by new construction to attempt to purchase it....they don't even look....the agent will kill the thought in the buyers mind to avoid the transaction.....it's a large portion of income to that agent that is nonexistent and could easily be.

You make a great point here! Further, an agent who simply turns over a client to the on site agent in a new home community is losing a very valuable opportunity to educate themselves about new construction and homes in general. In my 30 years of practice I have taken evey opportunity afforded me to enhance my knowledge about home construction and it serves me (and of course my clients) well! I find the builders in my community always willing to teach and share their knowledge. The rare builder who treats an agent as an interloper when they wish to fully participate in a transaction rarely succeeds in the long term!

Sarah....I love your comments......when I first started selling new homes, my best lessons were from the builders themselves.....I was a sponge....they saw that and it worked in my favor....builders are the best teachers and then agents should compliment those lessons with actual construction courses.

New construction also can help set pricing on existing homes. When a spec home is selling at $93SF, anbd someone wants their 15 year old home to sell at $115 and it is nearby, it can also help you set a reasonable price.

Had a 737 pilot that we sold a lake lot to who wanted our help to "assemble" the team to build from statch. He loved the process, said he made good friends and learned a lot.  Many times cheaper to build something in the long run because you don't under do, re do, make do with anything. Get what you want and all energy efficient, But unlike the old Victorians, the original charm can be missing no matter how nice. Depends what look you are after.

Andrew....I've met many folks who would never live in a new home.....the materials are not even similar to those used in your turn of the century homes....a 2"x4" is not even that dimension anymore!!! the only plaster walls you'll get now are skim coat plaster....it's tough to kill horsehair plaster.....those days are long gone.

I feel sorry for the buyers who decide to go it alone - buying a new home without an agent.  An agent can offer perspective on all phases of the market.  Buyers might have the illusion that they are saving some money because they think the builder will make them a better deal if they are not using an agent.  (Usually not true.)

But they are losing the perspective on the product offerings of other builders.  They lose the perspective on historical data about prices in the area.  They lose the ability to make a good comparison with re-sale market alternatives.

There are many agents who work new contruction or re-sale but not both.  If a buyer uses an agent who is familiar with both markets, they have a better opportunity to get the best match.

Around here it can get sticky.  But as a general rule, builders will honor a buyer's brokerage agreement.  There are exceptions though....

Barbara, great post.  I sell both real estate (land and resale) plus new home construction.   I find I have a great edge with the construction background when assisting people with land purchases, as well as with resale.  Customers like working with me because it helps them evaluate throughout the process which is their best option - resale or new home construction.  In this manner, once they have made a decision, they can feel confidant it is the right decision for their needs because they have explored all the options.  I don't see that one conflicts with the other and, in fact, for me knowledge of both enhances the buying experience.

But I have to work very hard to keep up with the knowledge - it is challenging, and I love every minute of it.

Renee.....new construction is a great help with resales.....a working knowledge of the systems of the home is a great asset for any agent to possess....and not all do....congratulations on your interest in new construction....it will take you a long way in this business.....it certainly has for me.
