This post, by Chris Walters in SC, tells you how to get the good deals in real estate. Savvy homebuyers and experienced investors already know this but for those of you with less experience, this is a great article on how to get the deals that everyone wants.

If you are a serious buyer, this information will help you be successful in procuring that one in a million deal.

This lot was listed for 595k.  It sold in 2005 for nearly 700k.  The bank decided to reduce the lot to 319K.  WOW! 

Who do I call first?  Time was of the essence.  I knew I needed a Serious buyer.  Someone who could make a decision quickly.  A buyer who had proven to me that they are READY to buy.

Buyers out there, Just reading the MLS emails every morning will not get deals like this.  They are gone before those emails are sent.

Top Four "Short List" Tips for Buyers 

1.  Be Prepared so you can make a decision fast.  You have online access to almost everything agents do.  Use it.  Agents are impressed when buyers know prices, acreage, taxes, fees, sq ft, and DOM.  Brownie points for owners info, sales history, and mortgage info.  Many counties have that information online.

2.  Build a relationship with your agent. It works both ways. Call your agent regularly.  It does not have to be real estate related.  The client that got this lot is 25 years older than I am but we talk about once every two weeks.  Mostly about fishing, shrimping or Gamecock football.  Over the last 11 years he has only bought 2 properties on Edisto Island. 

3.  Be Honest.  If you tell me you can only spend 100k on lot, don't get upset that I did not call for one that is 300k.

4.  Early Bird gets the worm! Answer the phone, or at least check your voicemail asap.  Check your email.  I will do my best to get your attention but I cannot wait.  In this case the buyer was the 2nd person I called.  The first one did not check their voicemail until the next morning and has not set-up email on his Blackberry.  In this day and age, C'Mon Man!  He said he would have bought it.

Best of all worlds on this fantastic creek front, ocean view and beach access lot in Cowpens, a Private Island Community. Just think, Creek on one side, Ocean on other and you in the middle.
