Short Sale Advice

Hi All-As I'm sure many of you are experiencing, many of my listings are short sales.  I don't know a lot about this procedure.  Is there anyone out there who could give me some advice on how to navigate these.  Do I talk to the bank as the Realtor, what steps are involved...I have some idea, but this is new to me.  I'd appreciate any help I could get!  Thanks!

I've done a few and all I can say is that you are going to need a lot of patience.  Your main contact is the loss and mitigation department with the lender.  You are going to need permission from the seller to talk to them.  You are also going to need the HUD 1 statement from the title company so they know what they are going to make.  There are so many of them that things may drag on.  I would recommend that you take a class on the subject.  Good luck

There are several posts here at Active Rain about how to do a short sale...Go to the top of the page where the Search bar is, Click on Blogs and enter Short Sales for your keyword.  I remember reading some step by step instructions.  They are a lot of work and no guarantees of anything. You might want to take a course. I took one when I was doing my ABR. Welcome to Active Rain, by the way. I saw you in the Practice Group, but not the Newbie Group. You should consider joining the newbie group, go to the sidebar and check out the links of how to navigate Active Rain.
