Virtual Tours, Photographs and all forms in Greenville, SC
January 2, 2010 I checked Realtor.Com to find out information about the home listings in my area, Greenville, SC.
I first looked at:
1. The number of pictures
2. The quality of those pictures
3. How many virtual tours were offered
4. Of the virtual tours offered how many were real virtual tours or were they slide shows using a technique called Pan and Zoom.
I was very much surprised by what I found. There were 1600 homes actively listed on that day and that was just Greenville. Of the 1600 homes only 148 had a Featured Tour or something called a Virtual Tour. 61 Realtors held the listings for the 148 homes. I can't even break down the listing which showed how many still photographs were used, some had 25 and some as low as 4.
I know since I have bought and sold many homes that each Realtor is different in what they offer the seller to get the listing and that is a reflection of many factors. In most cases it has been the same from Realtor to Realtor and all things being equal based my decision on the chemistry with one of the Realtors.
Statistics tell us that the vast majority of buyers are using the internet to seek out information on the majority of their purchases. With that being said wouldn't it hold true that the seller of today might also be a "techie" and might know what is available to them when listing their home?
Today's seller has the choice of any Realtor that they want and can be highly selective. If it will not cost you alot more money to use these new technologies what prevents someone from offering the best that 2010 has to offer?
Technology is changing the face of the way that we shop, tomorrow's successes will be based on today's decisions.
