Additionally, I will include any contingencies in the contract necessary to protect your interests.

After the seller accepts your offer, I will work with you to make sure that you meet all deadlines required in the contract, including obtaining financing and getting a home inspection.  I will also make sure that the seller performs under the contract, including completion of any repairs which he's agreed to make.
