Findina a Good Buy in Today's Housing Market:
Are you just a little discourage about finding a new home? I have worked with several individuals who were ready to throw in the towel, when they were searching for a home. Sure the economy is floundering, sure unemployment is high, sure a lot of the homes are in deplorable condition, but there are still "Good Buys" to be had. This is still a buyer's market which means great savings on home prices, and interest rates are still low. There are programs available to help you purchase, receive rebates or tax credits. There are even loans to help you replace appliances that mysteriously disappeared.
So let's talk about inventory. Today, there are approximately 40,000 homes for sale in Arizona. I agree that some of the homes looked as though they were in the process of being demolished, however, there is potential in those neglected, mistreated home. You just need to look beyond the trash and visualize a wonderful opportunity. You certainly may find a home in tip top condition however, five (5) other people may have found that home as well, where you may find that you are the fifth contract in a back up position. However the other homes, the ones which have holes in the walls, or wires hanging from a missing chandeliers still have great potential, and may not have one contract to purchase in place.
Rolling up your sleeves can save you $$$. So the place is trashed out; kitchen is full of beer bottles, half eaten food, trash on the floor. Or maybe the bath tub in the master bath has NEVER been cleaned and the dripping of the faucet is constant. Perhaps past owner had a pet who used the backyard as its private dumping station, and yes, there are few tiles lifting on the roof, however, there is still a wonderful home behind those issues that can be easily remedied.
America has a belly ache, and the economy is paying for it, so once we clear out all the homes that are distressed (and the only way to do that is to purchase them) we can get back into seeing homes where pride inhome ownership is evident.
