5 Ways To Give Your Competition The Edge

Now, I've made some pretty dumb interesting statements in my life, statements that have in retrospect probably cost me a thing or 2, and some things that have come out of my mouth have often prompted me to say " Did I say that out loud?", but I have also HEARD a few zingers come out of the mouths of my competition.  Zingers that have actually given me the edge in a listing presentation and ultimately landed the listing right square in my lap, so here are my favorites.  Please feel free to use them if you are competing with me for business!

•1.        Said to a woman who was getting a divorce and as part of the divorce, the house was to be sold and she got to pick the realtor. "Now, I know that you and your husband agreed that the split would be 60/40 and that the decree said he was to get 40, but I would like to negotiate that and get it back to 50/50 so it will be more equitable."   Really? I didn't know we had the power of a judge and could alter a divorce decree...am I missing something here?  Listing obtained!

•2.       Said to couple on fixed income on showing their home.  "When we show your home, even though its winter and it is cold outside, I would like you to open every window in the house, and just turn the heat up real high"   Couple replied:  "We don't have that kind of money to be paying a huge heating bill" (note we do live in Salt Lake where the temperature has been freezing and below).  Realtor replies" We all have to make sacrifices when we sell a home"   I'm not making this stuff up, folks.    Listing obtained!

•3.       Said to single woman in listing presentation.  "Your home will sell for around $145,000." Woman replies "The other realtor said she had comps to support $165,000" to which Realtor (and I use this term loosely) "Oh, well if she  has comps that say $165,000, we probably ought to go with that"  Again, REALLY? Where are your comps?  And, to coin a phrase, ...if you can't stand up to the seller and defend your commission   suggested price, what are you going to do when you have to defend that price in negotiations with a buyer?  Bam....listing obtained.

•4.       Said to young couple trying to sell their condo "I am the only one who will be showing your home.  We don't want another agent involved because you will just be paying more in commission. " Hmmm...little ethics violation here, and the couple was smart enough to see through it.......listing obtained.

•5.       And the number one competitive edge.... Said to couple in listing presentation " I haven't sold a home in over a year, and I was hoping to have a good commission check  with this listing to help pay off some of my bills"........Now THAT's who you want representing you in the sale of your most valuable asset, someone who has not sold a home in over a year.   Double bam..... listing obtained.  

So, go ahead, make my day, feel free to use any of these if you are competing  with me on a listing...it will give me the competitive edge!

Yolanda,  In deed they are better left unsaid, especially the "havent sold a home in over a year" part, what was he thinking?

Ya know Lisa, there was a time that I wish we could go back to where that kind of talk would not have been tolerated. That IS something I would like of the "good old days".

These are crazy.  What would be the purpose of opening every window in the Winter?  Ridiculous.  Glad you got the listings, though.
