Certified Home Inspectors (Ohio)

First the State of Ohio does not certify nor license Home Inspectors.

So what does it mean when you talk to someone who says they are a Certified Home Inspector.

In Ohio not much.

There are however certifications issued by The Board of Building Standards State of Ohio.

They are:

  1. Residential Building Official
  2. Residential Plans Examineer
  3. Residential Building Inspector
  4. Residential Plumbing Inspector

I have these certifications PLUS:

  1. Electrical Safety Inspector

I know that many do not know that these exist. The first four started 2 July 2006. The 5th started in 1970.

If you want to set yourself above the rest recommend someone who has taken the time and proved to the state that they are compentent to inspector your clients home.

If anyone has these certifications, they'll advertise them, won't they?  Just out of curiosity, how much weight do you add to someone that's a member of ASHI, or NAHI?

It is very hard to get these certifications so you will not see them advertised often.

The two organizations that you mention have the strictest qualifications out there.

I belong to no organizations because I do not wish to be told how to inspect a home.

I guess that's true.  There's only one HI that I know of around here that for years was an actual building inspector, not, I don't think, number 3 on your list, but more, like worked for several counties in NEO.

As for not belonging to either organization, that does make sense.  I've seen members do crappy inspections, and good inspections, as well as non-members do good ones & bad ones.

So what's your personal recomendation on choosing a HI?

Background. I mean do you have any 'hands-on' experience in construction.

There is nothing wrong with reading about something, but nothing compares with having performed these tasks.

Demeanor. How do you interact with people.

Professionalism. How do you carry yourself.

Honesty. Are you there to give a honest opinion or there to show how smart that you are or not kill a deal.

I could go on but this is a start. Common sense. Go with your gut.

Those are all good starting points.  Have you thought of doing a pamphlet with that kind of thing to hand out to agents & consumers?

Also, what about the reports themselves?  Would you recomend, or not recomend a HI based on the report itself?  One dude I know uses a double-tape recorder & then writes issues down w/bulletpoints, & a copy of the tape & one or two pieces of paper go to the buyer.  Most of them use a nice binder type report including ongoing maintenance.  Another I recently saw, used a huge 3-ring binder with a ton of BS included.
