 When it comes to selling your home, the most important factor in getting it sold is proper pricing. The number one thing that can keep your home from selling is overpricing. You have to ask yourself, do you want to list your home or do you want to sell your home? Let me tell you what problems can occur from the overpricing:

 

  • Your property will not sale, you cannot compete with the home that is properly priced.

 

  • By overpricing your property, it helps other properties on the market to sell when their home is property price.

 

  • Agents do not want to waste their time by showing an overpriced property.

 

  • By sitting on the market for a long period of time, your property gets "market worn".

 

  • If you do find an interested buyer, you will have to worry about whether or not the property will appraise.

 

To save yourself a lot of time and aggravation, remember that the value of the property is determined by what a buyer is willing to pay, not what you feel it should be worth.

This is such great advice for the typical prime residence.  The thing that makes real estate so exciting is one size does not fit all.  I have a listing coming up and there is nothing like it on the market, very special.  Then there is a home near it that is also on river but so over priced it is hilarious, and will help my sellers.  So our strategy must be to test the market and monitor closely with a 3% periodic price reduction if no buyers arrive at the door.  HOwever because the neighbor is so overpriced ball park market pre-down turn pricing will make this home look great. Thus the value of the Realtor is even more compelling to the educated consumer as we take in all the unique variables in approaching market strategy for our clients.

Diane, I liken sellers who overprice their homes in this market to those who, for whatever reason, believe themselves to be immune in the midst of an influenza outbreak. It makes no sense.

Don't forget about wasted market time in a declining market meaning the property will be worth less as each week goes by.

Too ofter first time sellers see their price as a starting point and hope buyers will just offer lower and they can meet in the middle, but in reality, buyers don't even want to mess with it and your property will just still there with no showings.
