There are several single family home developments in the Ewa by Gentry community that are part of a "Condominium Property Regime" or CPR. Almost all of these CPR'd homes are priced under 500k.
What is the difference between a regular single family home and one that is CPR'd? The major difference is that with a CPR'd property, you have an additional payment in addition to your regular mortgage payment.
The payment is known as a "Maintenance Fee" and covers items such as water, sewer, front yard landscape maintenance, community swimming pool maintenance, road maintenance within the community and common area landscape maintenance to name a few.
Have your loan officer do some math for you to see how much home you can buy if you have a maintenance fee versus how much home you can buy without a maintenance fee.
