Study the real estate sites of many brokers and you see real estate, lots of wordy dissertations about honesty, integrity, how virtuous they are. Maybe the number of merit badges received in scouts. But not much about the area. Online on the outside you are kept in prison, in the dark.

Not matching their current driver's license or birth certificate age if you do the math properly. Maybe a testamonial or two but not much on the area. Where is this piece of real estate they are peddling located and how about serving up some fresh, detailed community information?

     What is it like there? The weather, schools, library, medical facilities.

     The folks toying with the idea of buying in your area need to see what the area is about before the eight hour trip. Weekend is coming so what is there to do for recreation?

     Is there a trade show, a concert, something outdoor tied to the season? Blog posts show the real time, flavor of an area and are timely if you feed them. If you just set them up and go off in to the sunset, so will your prospects. Tell them, show them with images and better yet video what the area you love so much, serve so well is all about.

It is the same kind of information your would be thirsty for, starving to view, receive in the new place you are toying on living, relocating, retiring to. You are nervous about the lack of local information or anything about it on line if a rural, low population area of the country. 

Years ago everyone was pretty much from your area that you sold property to. Now the market is the world, not a few miles from your office. Use your online portal young jedi realtors to its maximum thrust, power. People from a strange new land are trying to learn about your area. Want to be the first person they meet, ask for and already know at the town limits? On the way in as they head to your office? Or set the flying saucer down in your backyard? Stop teasing real estate buyers Don't hold back. Give them the whole picture, not just the property in the same old dry, limited plain jane fashion. You are leaving out the flavor of the local communities your serve, that make them special, unique and a place someone would want to visit, relocate or retire to.

Andrew - Great advice Obi-Wan.  I need to try to do more serious-hyper-local posts.  I do brag and elaborate about the University, Hospitals, Festivals and stuff about Gainesville - but need to get more in depth.

You've made me think do I have enough on my website about neighborhoods.  I'll have to spend more time on the site getting information about areas I serve available.  I have added links to local neighborhoods.  In the end most of my business is coming from the "outer" net.  Belly to belly is my best way so far.

Why not recommend that the new comer rent for 6 months to a year?  Can you really get a feel for a neighborhood/community via the web, a stranger, pictures?  We all have different wants and needs and if you buy into something too soon then what, you're stuck?  Put it back on the market and pay 5-7% realtor fee which means you'll likely lose money on the deal?

GREAT post Andy. When we show others our world, we draw them in. There is beauty and excitement in every area and the localism really is a killer application for our business.

Leigh V, we suggest that people rent before they buy all the time. I just wrote a post about it. Some people SHOULD rent. But 'seeing' our areas online is cheaper than a cross country flight. Not to encourage impulse buying, just to share our world. :)

Andrew - Instead of focusing on a real estate blog, I put my money on a community blog.  It's been up and running for four years now and I have over 400 subscribers to my e-mail updates.  Recently I added a Facebook Fan page and soon I will add a Twitter feed for my community.  Be a reliable source of info and you will earn the respect of your community and help newcomers understand what your community is about.  It attracts both sellers and buyers.  Win/win.  I agree with you completely.

Your property is the brick in the wall, the local people, flavor of the community is the mortar that holds it all together. Show them the local prom, the small ski area...it is not hokey. That is your area and if they like the area, then you locate the property that fits their needs, wallet size. And because the buyer is not just local and your neighbor anymore if you want to reach out for where the bigger fish are, make videos on the local turf..answer questions, concerns keeping them nervous, not sure of investing in your area. Or to help them say there..I know I want Northern Maine...now shift to the property available I want to see (which videos give them 8 open houses right then..while they are in a bathrobe with curlers at 10pm in a time zone eight states away and you the broker are sleeping.) Locals like the area videos too because they are filled with positive pride from those videos, blog posts, podcasts that  give them a sense of hey, that's my hometown that I am high about too. Nobody has ever featured it on line before. Given it attention. Those folks buy and sell real estate too remember?

Some real estate websites don't allow for such interactive information, but those that do, their owners should incorporate such information into their websites and update that info on a regular basis.

Blogs about the local area...those are the images, videos, community copy you need so just link to them on a website. Or have a scroll on a widget like we do here in AR that out of the corner of the viewers eye they are absorbing, learning about the area that is brand new to them in many cases. If you don't post it, you are winking at a girl in the dark. You know what a dish she is, but she has no idea you have designs on her and misses the signal Romeo.
