Just found out that my modification was declined---Need to do a short sale. I live and work in Fontana, but willling to move as far as Beaumont and almost any place in between.  I am aware that no bank will give a loan, so I will be using my 401K and pay cash. (can I do this before my present houseis placed for short sale/foreclosure?).

Yes, you can buy a home with cash before you short sale or foreclose your current house. If you decide to short sale though, you should start the process now due to the lengthy process of short selling. Please feel free to call us to review your situation and answer any questions you may have.
