Washington, DC Luxury Homes: Top 5 Sales For 2009

Last year was an interesting one for the luxury home market in Washington.  While we saw many homes come on the market for much higher prices, these are the top 5 that actually sold during 2009:

1.  1714 Massachusetts Ave NW:  The downtown location and the possibility of using this home as an embassy, cultural institution or grand residence probably enhanced this home's value.  So did the fabulous renovation that felt like you were stepping back a century or so into some important historical family's grand salon.  When renovating, the previous owners kept many of the period details, adding totally modern kitchen, baths and mechanical systems. The dining room is big enough to host a state dinner, and there would even be room for all of the guests to park their cars.

Can you tell I really like this place?

  • List price at time of contract: $14,,900,000
  • Original list price:  $17,500,000
  • Selling price: $12,000,000
  • Days on the market:  454 days
  • Listed by TTR Sothebys International Realty
2.  3542 Newark St NW:  This is one of Cleveland Parks largest homes, also perfect for huge parties.  Inside, the home is a classic that appears to have been well-maintained.  Step out into the garden, and there is a pool and carriage house.

This home is located across the street from Rosedale Park, and quite close to many of Washington's most interesting restaurants.
  • List price at time of contract: $8,900,000
  • Original list price:  $9,500,000
  • Selling price: $7,635,000
  • Days on the market:  111 days
  • Listed by Washington Fine Properties
3.  3006 Albemarle Street NW:  This place was really special, inside and out.  Set on over an acre of land (rare here in Washington), it had a pool with cabana and tennis courts.  Inside, it was beautifully renovated with a wonderful kitchen, a library, large family room, and a home theater with a screen that could pass for the neighborhood Cineplex.

According to MRIS information, the house was listed for sale at $8,250 in March of 2008 and sold for $6,700,000 in May of that year.
  • List price at time of contract: $7,950,000
  • Original list price:  unknown
  • Selling price: $7,050,000
  • Days on the market:  unknown
  • Listed by Washington Fine Properties
4. 3220 Nebraska Avenue NW:  Close to American University, this stately stone home overcame a busy street factor with approximately one acre of  land.   The interior had been lavishly decorated with rather strong taste, and it didn't appear to have been neutralized as part of the preparation for the market.

With 5 bedroom and 5 baths, large interior spaces, the outdoor terrace  and a large outdoor pool, this 10-year old home was built for entertaining on a large scale.
  • List price at time of contract: $7,250,000
  • Original list price:  unknown
  • Selling price: $6,625,000
  • Days on the market:  unknown
  • Listed by Long & Foster
5.  3601 Newark St NW:  this is a wonderful house with a wonderful view of the National Cathedral from the upper level.  It had me by the time I stepped onto the front porch.  The large, gracious rooms and beautiful setting added to its appeal and put it toward the top of my Favorite Houses In DC list!  With a lower level home theater, this house certainly passes the fun test!

It is located in Cleveland Park, near the Cathedral and a quick walk to popular restaurants.
  • List price at time of contract: $6,500,000
  • Original list price:  $6,500,000
  • Selling price: $6,200,000
  • Days on the market:  20 days
  • Listed by Washington Fine Properties

This is great info.  Since I have champagne taste, I really like the one on Mass Ave.  Now you've inspired me to see what was the most expensive things that sold in PG County last year.

Patricia, this is a great idea for a  Southern Maryland post also! Thanks for the idea! When you push the photos to the left or right in your posts, what steps are you taking? I center every photo so have not experimented with this concept. You also do it on your favorite weekly posts and this has caught my eye,
