Make Sure You Have the Lights on When a Showing Appointment is About to Happen.

Small tricks, great results. Turn the lights on.

Ooooh.... the greenies are going to fillet me, but this works for me.

If I know a showing is happening on one of my properties, and it is vacant, and I have time to flip the switch, I light that sucker up. Yep, I turn all the lights on..all of them. We here in Charlotte like to leave the lights on for you...It's a Southern thing...welcoming you home, but if you are not from the South, there are other obvious reasons.

Why?


1. It's vacant. Bright is the only way a buyer will buy. Let's not dim the positives.


2. It puts the house in the best light to sell. Seriously, do dark homes sell well ?


3. If I can see it, I might buy it. Yep, buyers want to see what they are buying.


4. Navigating the house is much easier. Let's not have a trip and fall due to Darkman the seller.

So, I encourage you, much to the chagrin of the greenies, to light the house up prior to a showing. Let us see the property with all it's glory.  I'm not promoting subsidizing the power company. But, hey ....save yourself some painful reparte... just turn the lights on.

What do you do to enlighten a dark home that is unoccupied?

I do the same thing.  Especially if I am showing it.  I get there early and pretty it up a bit with lights and a candle.

I always walk through a house and turn on all the lights when I have time to do so. It always seemed like a good idea to me.

Light does make a difference -- all these foreclosures with no power do not show as well as a home with power.

If I can, I always reach the house prior to my clients in order to turn on lights. 

What a difference it makes when I take clients into a house and the listing agent has instructed the sellers to prepare their house for showing--lights on, drapes open, light music playing, beds made, clear kitchen counters.  That house quickly stand out from all the others.

Hi Claude ~ I tell sellers that they're going to be "friends of the electric company" (as my dad used to call my brothers and me) while their house is on the market. All lights on every day just in case there's a showing. And no CFLs - too dim.
