What a treat.  After showing four houses in a row to walk into the fifth one to find the lights on, dreapes open, music softly playing, beds made, a clean and lit kitchen, neat closets,a highlight sheet, and no offensive pet odors.  The reaction of clients is so very positive.

Obviously, the sellers have an agent who has taken the time to impress upon them how important it is that their house be shown in its best light.  That agent has made them aware of the fact that it is worth the time to pick up, clean up, brighten up, and then leave the rest to the buyers agent.  

With the number of listings our there, it is ever more important that a house be better than the others--simple things like cleaner, neater, fresh smelling, bright, welcoming.

I often show 6-8 homes at a time when we go out.  There is usually 1 or 2 that are as you described - it is so nice when they are and it does impress my clients.  Some time ago, I showed a home that had the lights on as you described but they went a step further - they had a pot of coffee, bottles of water and cookies - with a note thanking us for stopping by and inviting us to have the treats - that was a first.  My buyers left them a note thanking them.  Unfortunately it wasn't the house for them but it left an impression on all of us.
