3 Simple Steps to Getting Your Home Ready to Sell
I'm often amazed at the condition of some of the homes that I show to clients. Too many people just stick a sign in the yard and pray for a buyer. Here are my top 3 things to do to get a house ready to sell.
1) Hire a professional cleaner.
a) Get your carpets and floors cleaned. Nobody wants to see the Cool-Aid stain your kid left on the living room floor or smell the remnants of Spot's spot. Most homes can be cleaned for $200-300.
b)Don't neglect the tile either. Get the grout cleaned and replace any cracked tiles. You could save some money and do it yourself. Use a utility knife or grout removal tool to scape out old grout and replace it with new. A small floor could be done in a few hours for under $50. Hiring a professional will probably cost $100 plus depending on the size of the job. These days lots of people in construction are looking for work and could give you a good deal.
2) Fix up the paint. Take down the pictures of grandma and patch the holes. A fresh coat of paint will help make your home sparkle. Cost is $35-40 per gallon. I always hire a friend of mine because I'm not good at painting the edges. I would figure $100 per room or so.
3) Get rid of the clutter. Don't just hide it in a drawer or closet because buyers will look everywhere. You don't want to take something with you that you'll just throw out later anyway. Get rid of anything that has been in a storage box for more than 2 years and hasn't been taken out. You're not going to miss it. Use the now empty box to store some of the things you've moved off the kitchen counter. Free- nobody wants to do it for you.
