Yes, the property is VACANT but you CANNOT show it!!

Let's take a moment and read that again. I had called on a listing over the weekend to see if I can show this one particular property to a client. As I scrolled down the computer to read the remarks section for showing instructions, I noticed that it showed as VACANT. Great! I thought this would be an easy showing. As I read further, it states that it will be DRIVE BY ONLY. Come again?! This makes no sense. The property is a Shortsale, it is ACTIVE, it is VACANT, it is even FHA-ok'd (shown in the remarks section)and the listing agent stated that it is DRIVE BY ONLY. How can he sell it this way?

I attempt to call the L/A several times but no response. I even left a message to see if that would help but to no avail. I can understand if it was Owner or Tenant Occupied as sometimes the occupants do not want to be disturbed. But in this case, it is neither of those options. On top of that, there was ONLY 1 picture of the exterior of the house. It's going to be pretty difficult to decide what offer to write if it cannot be seen. The least that the L/A could have done would be to post several pictures of the interior.

I find this rather absurd. A VACANT property that cannot be shown.

An advice to sellers of shortsale homes, if your house is VACANT, it would be advisable to insist that your L/A put a lockbox or supra for ease in showing. This will help you get a buyer quicker as many buyers are not accustomed to submitting an offer SUBJECT TO INSPECTION. Besides, if the house is VACANT, why not make it accesible? It will do you justice in processing your shortsales as negotiations begin once an offer is submitted.

Question, When is a listed home not for sale?  Answer, When you can't get in to see it.  I wonder if there is a grow operation going on in the basement and they are waiting until harvest?  Makes you wonder.

If there is a real reason for not letting it be shown it should be better explained or the LA should be available via phone.  Things like this drive me crazy!!

 I had that same thing here.. when I got a hold of the listing agent, they mentioned that we had to wear safety gear, respirators and sign a waiver before we went in... Major issues... You may find out the rest of the story soon...

I have seen that done in Kansas City as well. Like Damen's experience, it is usually due to a health hazard. The chances of a house selling when one has sign a waiver and wear gear like Ghostbusters is slim to none.

Hi All!

Thanks for the input!

I was curious so I went out to check the property today. There does not seem to be anything wrong with it. It is VACANT as stated. There were no blinds so I was able to peek inside to look at the floor plan. I then called the listing office to which I was informed to contact the L/A. I attempted several times and finally got through. He stated there is no lockbox so it will be only drive by. His office is about 40 miles away so he does not plan to put a lockbox there since it is VACANT and does not want vandalism. Interesting...no showing..no offers. It is even a shortsale as well ! This one will sit for awhile...

I wonder if the owner knows about this.... This agent needs to get fired!! Is he waiting for a caller to whom HE/SHE can show the house and double-end the deal?? What other reason could there be for throwing up obstacles into showings? This agent is violating his fiduciary duty toward his or her seller - unless there is a real good reason to keep the property locked up. In Anchorage, we would make a note on the MLS page under CONFIDENTIAL REMARKS that would let other agents know the circumstances & reasons around this annoyance. Hm... just the kind of thing that would get me going...Marianne

Marianne, not sure if the seller knows about it since the property is VACANT. It's not something my client is interested so I did not bother pursuing it.
