The South Florida "Season" is well under way. Along with the beautiful weather comes an influx of home buyers looking for a new place to settle down or maybe a winter home to avoid the cold weather other parts of the country have to offer. Although the 55 and over market always picks up during Season, it has been years since I remember this type of activity. I believe the increase in activity is due in part to the expanded Home Buyer Tax Credit program, easing fears over the economy, and reduced pricing of homes.
As a 55 and Over Community specialist, nowhere has this increase in activity been more apparent than at Valencia Pointe and Valencia Reserve, two of G.L. Homes' premier communities. Here is a brief update on these two premier 55 and Over Communities:
Valencia Pointe*: Development at Valencia Pointe is nearing it's final stages. When complete, Valencia Pointe will have 690 homes. As of January 22nd, there were 670 homes sold**. Of the 20 remaining homes to be sold, 2 of them are model homes, 9 of them are builder spec homes, and the remainder of the availability includes Crown series lots. Models that can be built on the Crown series lots include the Pamplona, Pamplona Grand, Avila and Madrid. There are both lake view lots and garden view lots available. Crown series lots have not been available at Valencia Pointe for over a year. They are now available as G.L. Homes will soon be moving their model row and sales center to Valencia Reserve. At that time they will remove the sales center and adjacent parking lots, and homes will be built in their place.
Valencia Reserve*: Where as Valencia Pointe is nearing it's final stages, Valencia Reserve is just picking up steam. When complete, Valencia Reserve will have approximately 1,150 homes. As of January 22nd, 175 homes have been sold**. There were another 12 lots on reservation as of the 22nd. A reserved lot means a prospective buyer has made a refundable deposit on a lot which is good for 1 week. This gives potential buyers a chance to review the contract and solidify their desire to move forward with a purchase. The number of sold lots, reservations and closed homes grows every day. Closed homes are homes where buyers have completed their transaction and actually own the home. G.L. Homes has currently closed on approximately 26 homes at Valencia Reserve.
The next few months will be an exciting time at Valencia Reserve. Their club house is planned to be started any day now and will be completed (phase 1) in approximately 1 year. All three series, Crown, Vintage and Signature are available at Valencia Reserve. Although I have no confirmation from G.L. Homes, I expect new parcels/lots to be released any day now. G.L. Homes develops their properties in a way so that construction is focused on as few parcels as possible at any given time. This way, as they move on to future development within the community, they limit the amount of construction around current home owners
Both communities currently offer incentives including closing cost incentive and upgrade credit incentives.
