Now more than ever it is prudent to double check that your buyers in contract are in good hands. Also, any preapprovals issued pre-January 2010 may no longer be valid. There have been many changes to conventional and FHA underwriting guidelines.

With regard to the item you commented on I met with a buyer yesterday who was somehow tangled up with these two "lenders" since May of last year on a purchase. (I have to remember to do a blog post on this for more Tales from the Trenches) The transaction, while not without issues, is sound and we will likely lend on it. It just puzzles me that there are still originators running around out there not being able to put together a deal properly. I would expect that the Mortgage Bank I originate for will pick up significant market share from the Top Dot exit, especially on Long Island.
I'm not sure if you are aware, but we have quite an operation in MA too. I'm curious, have your heard of us in your local market at all?
