Buying New Construction vs Resales in your area, new construction vs resales is often a question I get.  The mentalitly is that with new construction, they will pay more, they will have to work on thier lawn and flower beds, and other things associated with new construction.

Picture of home under construction for saleBut there are plusses associated with new construction that outway the negitives.  One such plus is the price.  Generally thought to be higher than existing homes, new construction is very competitive with the market in whole.  Builders are now offering incentives to purchase thier homes which can save you thousands of dollars.  Including a new deal I came accross which is offering for a limited time only 20% the price of the home!  Other incentives offer: 1/2 off options, settlement help, no premiums on the most attractive lots, etc. 

The half off options allows you to custom you home to your liking.  Picking colors, countertops, flooring and build outs and decks.  This is more attractive than buying a resale with lets say green carpet, painted beaten walls and dated wall paper.  A ton of work must go into a lot of resales to make the home truly yours.

Settlement help is also a key in buying your new home.  Builders can offer settlement help that literally saves you thousands of dollars, not unlike getting settlement help from a seller of an existing home, however, when a seller has multiple offers he/she is less likely to help with any costs associated with buying a home.

No extra charge for some of the most desirable lots is a biggie!  You don't have to back to neighbors, you don't have to hear that train coming, and you can be private and secluded while enjoying the outdoors of your back yard.  In some cases there are still premiums of the preferred lots, but they are generally worth it in the long run as far as appreciation goes.

Picture of poured basement for home for saleAnd appreciation is the biggest reason for new construction.  The price is not dictated by an appraiser and will go up in time when the builder decideds to raise his/her prices.  Most of the new construction is geared towards energy and efficientcy, so it is also wise when considering your operating costs.

All over Delaware offers new construction in all price ranges.  There is a community to fit everyones budget.  And skilled agents can help you get the best deal possible by negotiatiing for you and not making you the enemy.  They are still payed by the builders and not you, however they should have your best interest in mind.

I am highly skilled in negoiating with builders, over the years I have sold countless new construciton homes in all price ranges and my buyers were extremely happy they chose to use me over going it alone.  They didn't pay more, infact in all cases they paid less than they could have negoiated and I still got paid by the builder who was happy I brought them a customer.  Don't go into a new construction development with out me.  I am neve to busy to stop what I am doing and go along, just incase you decide you may want to purchase or just look to see what is available.  Call or e-mail me and I will steer you in the right direction for new construction in your price range and area of desire.
