Gut feelings and showings

I've got a gut feeling.  Ever get those?

Someone sent an email to my boss (I am a buyers agent) and asked to see one of her properties.  She forwarded the email to me.  I replied like I always do, and called him to see if there are any other properties he would like to see.  He said there were two others, and he named them right away.

I set up a time to show him three homes.  I later sent an email asking for more info on him, like "are you prequalified", "when are you moving?" and stuff like that.  He didn't reply.

I don't know if he has a wife, if he is coming alone, or with five kids....  I think I will call him this morning and talk to him more, to feel him out.  And I think I will try to take someone to be my "assistant."

What do you all think?

Rule # 1. Always meet the client in your office prior to showing properties...Rule #2.Get a copy of their drivers license..

Yes, we explain the reasons why. if they balk our agents aren`t allowed to take them out!

Always meet clients in the office and if the gut feeling is still there, take  another agent with you, or refer them to anohter agent period.

Listen to that gut feeling!

I am going to get a friend to go with me today.  I will definitely make it a rule to meet them at the office from now on, and get a a copy of their drivers license.

Vicki, trust your feelings. As REALTORS we often forget the safety issues and go blindly off. Meeting him before hand is the only way to go. Good luck.

We had two female agents in our area showing properties to a convicted sex offender, luckily nothing happened.  This guy later started calling female agents and leaving very offensive messages, he got a slap on the hand by the judge.  And guess what, he's still out there.  Be careful, sometimes we are hungry but we have to be smart.

You must for your safety meet this person at your office, get a copy of his drivers license, and set up a code with your office that they will call you at a set time to see if you are O.K. You also need to set up a code you say to the office if you are in danger. This is serious stuff! Do not go on appts with men alone. Never go in a vacant house by yourself with a man. Always go with your gut! Your intuition is there for a reason. Better to be safe than sorry. I am lucky, my husband is my broker and he goes on all the single man appointments. Before I married him,  I would bring my teenage( at the time) sons with me. That always changed the dynamics! And I felt safe. I was a 2nd degree black belt certified instructor and so were my sons and I Still would not put myself in that position. I taught rape prevention classes and Realtors are the perfect target for serial killers and rapists. So do not take this subject lightly. Katerina

Scott Daniels gave you great advice.  I've not always followed this advice, but it really saves time and can save a life in some situations.

I will not take it lightly, because I know it is serious.  Thus, the reason for blogging about it.

I think agents sometimes only see the possible sale, and forget about the safety.  The Active Rain community is awesome!
