Here, kitty, kitty, kitty.  I almost couldn't read for love of the puss.  But, yes, you are so correct again, as usual.  I try (delicately) to put those points across to sellers.  Since I do price opinions for banks, that is criteria we use on a consistent basis, as well as some additional points so I make the seller (and potential buyer that I might work with) aware of these positives and negatives.  Great post!!!!!

I love the photo you used for this post!  Great list of pluses and minuses.  Although some things cannot be changed, many  of the minues can be removed in most homes with a little bit of work!

Gary, Thanks for the post. Most of the pluses and minuses are the same for most buyers but there are a few that vary eg.I had a listings on golf course that was difficult to sell becasue people were afraid they would be hit by golf balls.

Overpriced jumps out right away, especially for those living in the hard-hit areas like here in Vegas. Many sellers here just won't believe where home values now are.
